Design
of your
project

This follows our preliminary meeting at which we scope your needs and wants and the project’s ‘build-ability’. Early assessment is critical in nipping potential problems in the bud. We then present a 3D concept design for your feedback, make any suggested changes, and table a second draft. Our planner reviews it to ensure nothing will pop up to create problems.

We also deliver you a complete costing of your build from start to finish.

Resource
Consent
Application

Armstrong and Wolfe complete resource consent drawings for Auckland Council, and engage with all necessary consultants. We have dealt with them on many projects and and have good working relationships.

Depending on the size of your build, we may need to cover off town planning, civil engineering, traffic management, surveying and planning, landscape design, Watercare, Chorus and Vector as well as Auckland Transport and Auckland Council.

Building
Consent
Application

Once all drawings are done we lodge the application with council, monitoring daily for any Requests for Information (RFIs). We are all about avoiding delays and understanding where they can occur within the Council process. We aim to supply such complete information that RFIs don’t arise – and if they do, we undertake to supply answers within two or three days.

Construction
of your
project

It’s a big day when groundwork begins and Armstrong and Wolfe’s systems and people get hands-on, doing the work they love. You’ll have a fulltime project manager, site foreman and building team. We like to keep each team constantly present on each job so they’re invested in good results and go the extra mile, because they know the project inside out. It also builds trust and respect between clients and workers.

You can expect detailed updates every week through our software, Buildertrend. Client access means you can see who is engaged in what task at any time. If it happens to be an insurance job, it means everything is trackable – time, costs, materials and progress. And of course the regular taking of photos records proof of what stages have been completed in good order.

Completion
of your
project

Once your project is completed all inspections have been done, Armstrong and Wolfe will look after all the paperwork. For your 224C Titles if required and all paper work to Auckland Council for your CCC Code of compliance.

All warranties and paperwork will be submitted to our client at the end of every project.
